Every homeowner with carrier money outstanding, ordered by what you have to do — not by size. Work top to bottom; the first section needs no argument with anyone.
Updated 8/17 — Kennedy archived (not proceeding). Umphress moved to §2, blocked on gutter install. Hooper, Santos and Winnett moved to the new §1b: carrier side finished, reconcile only. Moore is built — file for depreciation. Winnett's holdback withdrawn, so §5 is down to one.
Built and exported today: Farmwald's Final Draft finished at $24,487.80 (hit its target exactly), and Magley's supplement built from scratch at $8,680.07 — which is why the pipeline is up $9,721. Both PDFs are in the homeowners' folders, marked c-generated, ready for your review.
Start here. None of this is a supplement and none of it is a fight — the carrier already approved it and we simply never asked, or it is Paid-When-Incurred money that is now incurred because the roof is on. This is the fastest cash in the book.
Collect the approved money and keep it separate from the matching fight. $792.77 is a code upgrade at $0 deductible against an $80,000 limit; $3,611.28 is depreciation.
Supplement is built — CGENMAGLEYSUP, $8,680.07 with O&P 10+10. Of that, $1,874.41 is the Ordinance & Law bucket State Farm already approved and owes the moment the work is incurred. The build is done. Send proof and invoice it.
File for depreciation — the build is complete, so the recoverable depreciation is now releasable. Bill the drip-edge PWARR in the same package.
Bill the drip-edge PWARR. Her file ties to the penny — the cleanest arithmetic in the book.
On these three the carrier is done paying — what is left is confirming every dollar actually landed and deciding who owns any remainder. These are ledger jobs, not ask jobs. Do them after §1 so you're not burning morning momentum on arithmetic.
Reconcile — confirm we have received all money. Tie every deposit against the carrier's final estimate line by line, then decide whether anything is genuinely still outstanding.
Collect from the homeowner. State Farm has sent everything — confirmed by phone with the adjuster. This is no longer a carrier file; the remaining balance is Juan Carlos's to pay.
Review for closeout. We have received everything insurance will pay. Reconcile the file, then decide what happens to any remainder.
Nothing here is blocked by our paperwork. All three are ready on our side — the delay sits with a homeowner, a mortgage company, a carrier's processing, or a subcontractor. Don't spend the afternoon on these; check status and move on.
Gutter coordination and install. Once the gutters are on, we file everything at once — the 4/1 supplement USAA never replied to, $6,952.00 recoverable depreciation and $1,061.00 PWI, all in one package.
Waiting on the ACV check to clear the mortgage company. She has to endorse it and route it back. Everything on our side is good to go — this is a slower-priority hold, not a task.
Call USAA and confirm they processed it correctly. Significant money is outstanding and it isn't clear whether the delay is on her side or theirs — verify what they show as issued, to whom, and when, before assuming it's a collections problem.
Packet is complete or nearly so. These go out with a narrative and nothing else outstanding. This is where the afternoon should actually go — and Farmwald's estimate was finished today, so it is genuinely ready now.
✅ Final Draft is finished — CGENFARMWALDFINALDRA, $24,487.80. All 21 lines match the source to the penny, and the drip edge that was stuck at PWI $0.00 is now priced at $1,397.39. It hit the $24,488 target exactly. Send it.
Send the built estimate — $14,650.76 vs their approved $9,165.98.
Send Sup 1 ($647.96 rake starter) plus the PWI code upgrade ($1,070.94). The cleanest file in the book — send it and bank it.
Each of these carries a real overclaim or a wrong label sitting next to legitimate money. Sending as-is invites a line-by-line re-review — and on several of these files the downside of a re-review is larger than the item being fixed.
Two things, both fatal if missed. (1) The invoice calls $24,165.38 “recoverable depreciation” — but this claim carries zero depreciation. Reword to supplemental replacement cost or USAA bounces it on definitions alone. (2) Two “MOCK PRICES” PDFs are sitting in the folder and must never reach USAA.
Two overclaims and one accounting hole. (1) Shingle waste claims 55.67 SQ — our own ABC reconciliation shows 46.67 SQ installed and GPS revised labor to 43.6 SQ. (2) Gutter D&R would be double-dipping: we replaced those gutters and billed the homeowner $4,794 cash-side.
Pull the valley metal line: Sup 1 bills 63.91 LF but the drone photos show closed-cut valleys, which take no valley metal. Then retrieve the NTS lab report — it is the entire basis of the full-replacement argument and it is not on disk.
A single missing document or unanswered question is holding this one. It doesn't need a new argument.
Get the signed depreciation form back to Alfa. Their 6/3 “Final Draft with/without Removal Depreciation” carries the form the insured must sign before final payment — and that document is not on disk. This is the gate on the whole payment.
🚫 Withdrawn — insurance has paid everything it is going to. Moved to §1b, closeout review. Don't spend the afternoon writing the coverage challenge.
Answer once and it applies across the book.
Not one carrier applied any O&P on any job. What makes this stronger than it looks: the carriers' own documents name the trade counts. Crump's estimate carries five separate labor minimums; Magley's carries a Painting labor minimum they applied themselves; McDonald's page 9 Trade Summary names four trades; Umphress shows 0% across seven. That is their categorisation, not ours.
| Job | O&P | The carrier's own admission |
|---|---|---|
| Marcia Hill | $10,400 | 0%/0% across 6 trades incl. an HVAC labor minimum it applied itself |
| Christopher Hill | $7,377 | 5 trades; GPS bills “Project Manage $500” |
| Carrington | $6,740 | Recap by Category |
| Schaad | $6,435 | Recap shows 3 trade categories |
| Magley | $5,165 | Applied a Painting labor minimum itself |
| McDonald | $4,612 | p.9 Trade Summary names 4 trades |
| Crump | $4,207 | 5 separate labor minimums on the carrier's own estimate — the test case |
| Umphress | $4,013 | 0% across 7 trades |
| Hooper | $3,571 | O&P column reads 0.00 on every line; 2 trade labor minimums applied |
| Hannaford | $3,579 | — |
| Gray | $3,510 | Alfa's own Recap names 3 trade categories |
| Nguyen | $3,267 | — |
| Kennedy | $2,523 | Sup 1's own recap lists 7 trades |
| Moore | $2,326 | Trade Summary lists 3 (contradicts MOORE_NOTES) |
| Swann | $1,943 | — |
On Magley and McDonald, depreciation is $0.00 — the carrier is paying full RCV up front. There is no recoverable-depreciation floor, so a carrier re-review has more downside on those two files than on a normal one, and O&P is the line most likely to trigger one. You've said to include it for Magley; worth going in with eyes open on both.
Hip/ridge cap is wrong on more than a third of the book. Cap covers ridge + hip; ridge vent covers ridge only. This is in Robust's own ABC logic and is being violated repeatedly — sometimes by the carrier, sometimes by our own draft.
| Job | The failure |
|---|---|
| Michael Sweatt | 95.32 LF of hip cap billed by nobody — not the carrier, not us. $1,751.03, largest item on his file |
| Tom Hannaford | Carrier reported 0.00 LF of hip while its own photos show hips |
| Kanita McDonald | Cap scoped at 97.50 LF = ridge only; 29.49 LF of hip left uncapped — and priced cut-from-3-tab on a roof its own ITEL prices as laminated |
| Chris Farmwald | Carrier scoped zero cap on an 80.55 LF ridge |
| John Kennedy (archived) | Carrier printed ridge/hip as 0.00, baked cut-from-3-tab into the shingle line |
| Donald Hooper | Carrier scoped 66 LF of ridge vent and zero cap — physically impossible |
| Alonso Swann | Cap short by 101.22 LF against USAA's own 221.97 LF figure |
Know these before you dial — each has already been argued once.
| Carrier | Position | How to open |
|---|---|---|
| USAA | Denying discontinued-shingle full-roof supplements under Section I Condition 5, Matching of Undamaged Property (Swann, 7/18) | Lead with the lab report and the repairability / valley-interconnection argument — not with matching |
| State Farm | Zeroes GC O&P on its own scopes | The rebuttal is the trade count, prepared in advance from their own Trade Summary |
| Alfa | Rot is not a covered peril — defeated the IRC R908.3 argument on Gray's decking (5/18 and 6/3) | Split impact from decay; check for an Ordinance & Law endorsement before any code theory |
| Nationwide | Roof payment schedule — paid Winnett's roof at 49% of RCV | Challenge the valuation, not the completion. Their own AGE/LIFE inconsistency is the lever |
| Safeco / Liberty Mutual | Cosmetic-metal exclusion (Brasfield, 3/31). Prices on Cotality, not Xactimate | Closed — noted so the pricing difference isn't a surprise next time |
| Allstate | No stated blanket position on file | Kennedy's silence looks procedural, not substantive — verify receipt first |

| Document | Job | Why it matters |
|---|---|---|
| USAA_REPORT.PDF (6/3) | Hooper | Revised estimate releasing recoverable depreciation — may already move money |
| Final Draft with/without Removal Depreciation | Gray | Carries the signature form gating her entire payment |
| NTS Report 38597 | Nguyen | The whole basis of the discontinued-shingle argument |
| NTS Report 40321 + Final Draft Deprec | Swann | Same argument, his file |
| Chauveen Schaad Estimate.pdf (3/21) | Schaad | The estimate that won the 3/24 approval — the anchor document for a $24k ask |
| Limited Roof Settlement RC Letter | Winnett | Explains the settlement factor we're about to challenge |
| 3 ABC invoices incl. −$1,363.87 credit | Christopher Hill | Needed to reconcile the $5,328.14 unexplained |

Carrier portals (USAA / State Farm / Allstate / Alfa / Nationwide) · bank records to confirm which checks actually landed · ordering EagleView or ACT reports · taking photographs · and sending anything to a carrier — per your own filing logic, Claude drafts and you send.
1. Does 305 Palace Dr have a detached structure? That's the $16,320 Other Structures question — ask on the same call where you verify USAA's processing. 2. Alan Sanders — Allstate or Universal Property? The Protection Agreement and the invoice disagree on the carrier for the same claim number, and he's invoiced $11,793.85 with no carrier estimate anywhere on disk.
The Kennedy folder-identity question is now moot — archived.
